What is Fabulr

Architecture + manufacturing + delivery

Cross-laminated timber system: layered panels, CNC cutting, flat-pack stacking

Fabulr is a housing platform built on mass timber prefabrication. We design homes using CLT and GLT engineered timber systems, then translate those designs into CNC-fabricated kit-of-parts that ship flat-pack and assemble rapidly on site.

Most prefab starts with a catalogue. We start with architecture. Every home is designed to be custom, then engineered for repeatability, minimal waste, and fast construction. The result is housing that's faster, lower-carbon, and architect-led from day one.

Our system

From drawing to dwelling

Three integrated systems turn architectural design into a delivered home. Each system is modular, repeatable, and optimised for Australian supply chains.

Five-stage pipeline: design, DfMA optimisation, CNC manufacturing, transport, site assembly

Fabulr Kit

The prefab kit-of-parts. Every design is translated into CNC-cut CLT panels, structural frames, and connection hardware that ships flat-pack to site.

DWG → CNC → flat-pack

Fabulr Core

The structural CLT backbone. Cross-laminated and glue-laminated timber systems engineered for each typology, manufactured by Australian partner mills.

CLT + GLT → engineered structure

Fabulr Delivery

End-to-end assembly, approvals, and handover. We coordinate transport logistics, site assembly crews, and CDC compliance so you get a finished home.

Transport → assembly → handover

Process

How it works

Four stages of prefab design: conceptual sketch, modular grid, panel assembly, volumetric form
01

Brief & Vision

We start with your aspirations, site, budget, and timeline. No catalogues, no pre-set modules — just your project.

Architectural brief → site analysis → feasibility

02

Design for Manufacture

Architecture is developed with prefab logic embedded from the first sketch. Every design move considers manufacturing, transport, and assembly.

DfMA principles → modular grids → material selection

03

Supplier Alignment

We coordinate with manufacturers and fabricators early, ensuring the design is buildable and priced before it leaves the studio.

Manufacturer liaison → cost validation → specification

Production & Delivery

Modules are fabricated off-site under controlled conditions, transported, and assembled on your site with precision.

Why prefab timber

Australia needs 1.2 million homes by 2030

Traditional construction can't solve the housing crisis alone. Prefabricated mass timber systems deliver homes faster, with less waste, lower carbon, and better quality control. When DfMA shapes the design from the start, everything aligns: design intent, budget, timeline, and the planet.

30–50%

faster build time

Factory manufacturing runs parallel to site preparation. A Fabulr home can be assembled in weeks, not months.

80%

less site waste

CNC precision cuts eliminate material waste. Timber offcuts are recycled or repurposed in the factory.

CO₂ negative

mass timber advantage

CLT sequesters carbon for the life of the building. Every Fabulr home is a carbon store, not a carbon source.
